What a tune-up covers
We go over the whole door, not the one part that is making noise.
- Springs and balance. We check the spring for wear and fatigue, then test the door’s balance by hand. A door that will not hold itself halfway is putting the extra load on the opener.
- Cables and drums. Fraying, slack and uneven winding, which are what send a door crooked or off the track.
- Rollers, hinges and bearings. Worn rollers are the usual source of grinding and popping.
- Track alignment. Loose brackets and bent sections get straightened or replaced.
- Hardware. Every bolt and bracket on the door and the track, tightened. A door that runs several times a day shakes itself loose.
- Opener force and travel limits. Set so the door closes fully without straining or bouncing back.
- Photo eyes and safety reverse. Aligned and tested, because this is the part that stops a closing door on a child or a car bumper.
- Weather seal. Checked for cracking and gaps at the bottom and along the jamb.
- Lubrication. Rollers, hinges, bearings and springs, with the right product in the right places.

- Before winter. Cold stiffens old grease, tightens tolerances and is when marginal springs and tired openers tend to give up.

Maintenance does not make a door immortal. It keeps the door balanced so nothing carries more load than it was built for, and it finds the worn part while it is still a part and not a breakdown.
What you can safely do yourself
Between visits, three things are worth doing and take a few minutes each.
Test the safety reverse, monthly. Lay a flat two-by-four on the floor under the door and close it. The door should touch the wood and reverse. Then wave an object through the photo-eye beam as the door closes. It should stop and go back up. If either test fails, stop using the opener and call us.
Check the balance, twice a year. With the door closed and the opener off, pull the red manual release, lift the door halfway by hand and let go. A balanced door stays roughly where you put it. If it slams down or shoots up, the springs are out of adjustment. Do not try to correct that yourself.
Lubricate, twice a year. Use a garage door lubricant on the rollers, hinges, bearings and springs. Not a general-purpose spray degreaser, which strips the grease you want and collects grit. Leave the track itself dry and just wipe it clean.
The one job to leave alone
Torsion springs. A torsion spring holds enough stored energy to break bones, and it does not release gradually. Adjusting or replacing one is the most common serious garage door injury, and winding bars are not something to improvise.

What you should never do yourself is adjust or replace a torsion spring. It stores enough energy to cause serious injury, and it is the most common serious garage door injury.
Will maintenance stop my spring from breaking?
No, and anyone who promises that is selling something. Springs are a wear part with a finite number of cycles. What maintenance does is keep the door balanced so the spring is not carrying more than its share, and catch the fatigue while you can still schedule the replacement instead of waking up to a car you cannot get out.
